This project primarily consists of preconstruction services for the Brinkley Water Treatment Plant Improvements project. The selected CMAR Contractor will work with both the Owner and Engineer (PMI) in developing construction documents for the preparation of a Guaranteed Maximum Price (GMP) contract for the described work. The following services will be provided: 1. Participate in meetings with Owner and Engineer to review project design and key components as they relate to project performance, constructability, cost, and schedule. 2. Design development review of the project through 100% construction documents and through 100 % bidding negotiations. 3. Use the firm’s best skills and knowledge of construction to develop schedules, prepare construction cost models/estimates, conduct value engineering (cost-savings) studies, study labor conditions, identify and address constructability issues, and advise on the sequencing of construction work for the project. 4. Value engineering efforts shall be derived from conversations, progress, scope and cost estimates, and analyses of the contract documents to affect a continuous assessment of the marketplace for both pricing and ability to maintain the project schedules. Value engineering efforts will be expected from the design through bidding and negotiations. 5. Submit GMP proposal(s) for project and meet with Owner and Engineer for review and negotiation of final GMP contract for construction of the project.
